In both cases, the removal of the cartridges, ball, seats and springs is necessary for a proper re-build. As far back as I can remember I’ve used a thin blade screwdriver, dental pick or even a long needle nose pliers to remove those pesky seats and springs which sometimes can be a pain in the butt to remove. Especially the hot water side, those rubber seats get hard as a rock and literally, break into pieces when trying to remove them. For the most part getting them out is a relatively straight-forward task, but installing the new ones can be tricky at times. You have to drop the springs into a small recess inside the faucet followed by the rubber seat which also has to sit over the spring and into the recess. Often if there’s water sitting in the faucet, the rubber seat ends up floating up and out of the recess. A good tip is to remove all the sitting water via a sponge or straw so this problem is avoided.I usually, will thread the rubber seat followed by the spring onto a thin blade screwdriver and use it as a guide to lower them into the recess inside the faucet. They’re where the problem begins and ends. This means you’ll need to bait the worker ants. Be patient and search for the trail that they are coming from, and follow to see where they are going to. Now, place ant bait stations along this trail. You can buy ant bait or DIY your own. One option is to mix one cup warm water with ½ cup sugar and 3 tablespoons borax. Soak cotton balls in the mixture and place them in shallow dishes near the ant trails. Once the workers find the bait, they’ll bring it back to their home base, where the queen and her kin will consume it and die, thus eliminating future populations. Just be sure to give it a few days for the entire colony to be eliminated. You can even replace the bait stations if they’re empty. A great way to bait the ants is testing out what food they like best.

Save Money on Operating Costs: while an electric heater is more energy efficient than a gas one, high costs of electricity, make gas devices a lot cheaper to operate. On average, across the US, it costs about 30% less to operate a gas powered hot water heater than an electric one. This figure may be higher or lower depending on the cost of electricity in your location. Keep in mind, that the lower operating costs are for models that use natural gas, as opposed to propane. 4. Another reason for a leak in this spot is that the valve itself may be defective and will need to be replaced. Before replacing the valve, you will need to drain your tank. You may discover that the source of the leak in your heater is at the connection of either the cold water inlet pipe or the hot water outlet pipe and the heater itself. If the leak is minor, the first thing to do is simply tighten the connection with a pipe wrench. If this does not solve the problem, it is best to ask for professional help. If you discover that water is leaking out of the bottom of the tank itself, and you know its old (over 8 years) its likely time to replace the device. Over time, corrosion rusts the walls of the tank, and it starts to leak. Unless you feel confident doing this job and are familiar with electricity, it is best to call a pro and have him install a new hot water tank. Depending on the device, this may cost you anywhere from $800-2,500 (includes installation).
